BIM Viewer requires the Pro plan.
One request, end to end
From the model element to completed work, without losing context.
Six connected steps, powered by the tools your team uses every day.
- 01
Locate the property
Map your portfolio and find what needs attention.
- 02
Explore the building
Open the building’s IFC model in your browser. Explore it, isolate what matters, and understand the space in context.
- 03
See what needs attention.
Click a door, a wall, a slab, a piece of equipment. Nixa reads its IFC identifier, name and type, then lets you create a record attached to that exact element.
- 04
Assign the work
Turn the issue into a maintenance request with an owner, due date, and status—then keep it visible in Tasks and Calendar.
- 05
Keep tenants informed.
Communications are stored against the tenant, not lost in a mailbox. Threads keeps the exchange visible to your team.
- 06
Keep costs in view.
Keep invoices and payments organized in one place, so your team can review costs without chasing spreadsheets.

- Asset ManagerRegistry for equipment and infrastructure assets.
- TasksAssign work, track status, see it in every view.
- CalendarInspections, interventions and meetings in one place.
- ThreadsConversations attached to the records they concern.
- Document CenterProtected storage for plans, contracts and reports.
- NotesCollaborative documents that live with the record.

The data model
Eight tables, forty-seven fields, editable on day one.
This is what the template creates. Rename a field, add one, remove one — it is your schema from the moment it is applied.

Public data
Bring in what the city already publishes.
Nixa connects to open data portals through ArcGIS, CKAN, Socrata and Opendatasoft. Availability depends on what your municipality publishes.
- Parcels and cadastre
- Addresses
- Permits
- Land use and zoning
- Energy infrastructure
Governance
Every link is traceable, every layer is open.
- Your existing permissions
- BIM Viewer reuses your app, document and record access controls. Linking an element to a record requires update rights on that record.
- Protected documents
- IFC files follow the same protected document lifecycle as the rest of your files, with authorized downloads only.
- Links you can audit
- A model-to-record link is stored in its own table, not hidden inside a generic relationship field.
- Open format, open stack
- Rendering runs on web-ifc and That Open Components, served from the app bundle. No Autodesk dependency, no external conversion service.
Before you ask
The limits, stated.
Which BIM files can I open?
IFC only. Revit .rvt and Navisworks .nwc files upload and store like any document, but they do not open in the viewer — export to IFC for that.
Is BIM Viewer included in every plan?
No. BIM Viewer requires the Pro plan. The other eight apps in this product have no plan requirement.
Can I browse the building floor by floor?
Not yet. You filter the model by element category — walls, doors, slabs, equipment, spaces. Storey navigation is not shipped.
Is this a digital twin?
No. It is a viewer plus a link between model elements and your records. It does not author models, detect clashes or do quantity take-off.
Do you provide the municipal data?
No. Nixa connects to portals that publish it. What you get depends on your municipality.
See it on your own building.
Thirty minutes, screen shared. Bring an IFC if you have one.
